Flood Risk & Drainage
The safety and resilience of the development in relation to flooding is a key priority. The latest Environment Agency (EA) Flood Map for Planning shows that the majority of the site lies within Flood Zone 1, meaning it has a very low probability of flooding from rivers. A small area in the north-east of the site falls within Flood Zone 2, which represents a medium probability of flooding.
To ensure that the development remains safe and flood-resilient, all homes and built development will be positioned entirely within Flood Zone 1, well outside Flood Zone 2. This design approach ensures that flood risk to future residents is minimised and can be managed to an acceptable level.
In addition to fluvial flooding, the EA’s surface water flood mapping indicates that the site generally has a very low risk of surface water (pluvial) flooding. These areas have been carefully considered, and buildings will be set back from land identified as having any annual likelihood of surface water flooding.
A detailed Flood Risk Assessment and Drainage Strategy will be submitted as part of any planning application. This will confirm how surface water will be safely managed through sustainable drainage features, such as swales, attenuation basins and permeable surfaces. These measures will ensure that runoff from the development is controlled and does not increase flood risk elsewhere.
By locating development solely within Flood Zone 1 and incorporating robust drainage design, the proposals will create a safe, resilient and sustainable development that effectively manages flood risk now and in the future.
