The proposed development is for up to 48 dwellings and associated works. Access will be provided from the Walton Road.
Please find an indicative Master Plan below to see how the proposed scheme is progressing. It should be noted that this plan seeks to demonstrate how development could be achieved on the site from the proposed access. The final design and layout of the site would be for consideration at reserved matters stage and would aim to help meet the Council’s requirements as set out within policy and guidance.
Vehicular access is proposed from Walton Road, via the existing field entrance, which will be upgraded to modern highway standards. The access design allows for safe visibility and turning movements, and it provides a direct link into the internal road network. Pedestrian and cycle connections are incorporated throughout the site, linking to surrounding streets and footpaths, ensuring that residents have easy access to local facilities within Wellesbourne.
The proposals would include policy compliant affordable housing on site (35%), the mix and tenure of which would be decided upon with the input of the council’s affordable housing officer.
The layout demonstrates a landscape-led scheme that can comfortably accommodate the proposed quantum of development. The design approach prioritises accessibility, safety, and a sense of place. Buildings are arranged to front onto public spaces and routes, ensuring natural surveillance and an active street scene.
The illustrative plan shown below incorporates on-site play and open space towards the north and western sections of the site as an attractive area of highly accessible public open space. In addition, it is proposed that a large amount of high-quality planting will be included along the eastern, south-eastern, south-western and north-western boundaries to provide an attractive landscape setting to the proposed development, and to maintain the transition from the built environment to the open countryside. The northern and eastern boundaries are softened by new native tree planting and hedgerow reinforcement, while the central and southern portions of the site integrate areas of open space and ecological enhancement.
