Landscape
The site sits on the eastern edge of Wellesbourne, forming part of the gradual transition between the existing built-up area and the open countryside. Its surroundings include established residential neighbourhoods to the north, south and west, with open agricultural land stretching out to the east. Mature boundary vegetation already present on the site provides strong visual containment and plays an important role in defining the village’s edge.
Two Public Rights of Way (PRoWs) run alongside the site, offering well-used links between the village and the surrounding countryside. The indicative layout has been shaped to respond positively to these routes, enhancing the network of footpaths within the site and to the surrounding area.
New pedestrian connections will be created to link directly into the adjoining PRoWs, improving accessibility through the site and encouraging walking and other sustainable modes of travel. The development will apply landscape-led design principles, with footpaths and green links framed by planting, open spaces, and green corridors that help retain a sense of openness and reinforce the site’s rural character.
A comprehensive package of landscape measures will ensure that any landscape and visual effects are minimised, and that the development integrates sensitively with its surroundings. This includes retaining and enhancing existing boundary vegetation to strengthen the green edges of the site, as well as introducing new native trees and planting to create a soft, natural transition between the new homes and the countryside beyond.
Through careful landscape design and the thoughtful integration of the PRoW network, the proposal will protect key views, maintain visual connections with the wider landscape, and deliver a sensitively designed and well-connected extension to Wellesbourne.
